We can grab a coffee or phone call to hear about you and your home search. We’ll cover the basics of your home requirements, ideals, and what neighborhoods your drawn to — but we’d also love to hear about important details like drive times to consider, moving timeline, school ratings, parking considerations, and architectural styles your drawn to.
You’ll learn about our team, what to expect from the market cycle we’re in, how we fight for our clients to get them ahead, and answer any questions you have.

If you’re getting a loan, you’ll need to be pre-approved by a lender before making an offer.
We have a great team of lenders to connect you with depending on your profile and goals.
You probably have a rough idea of how much you’re budgeting, but working with a lender to get an exact breakdown of costs and options for different downpayment scenarios is incredibly helpful and reassuring. They’ll also be a resource to get updated rates and breakdowns for specific homes once you’re ready to make an offer.

Once you’re ready to shop, we create a personalized home search to show you all the homes that are currently on the market that could be a great fit, and send new inventory as it comes to market. We’ll also look for off-market opportunities. Our team is available to tour 7 days a week so we’re always available to tour as needed.

Once you’ve found the home you can’t stop thinking about, we jump into overdrive to give you all the information and tools available to make a great offer.
We’ll look for similar recent sales to help with pricing, we’ll learn about activity on this home and if we’re competing against other offers, we’ll learn about what’s important to the seller that could give you a leg-up.
Winning offers aren’t just about price — terms are really important too and we’ll help you understand all of the tools in your toolbox to be competitive while also protecting yourself.

This is a relationship business and this is something we are exceptional at. It’s human nature to want to work with someone you like (both listing agents and home sellers).
By building a solid relationship with the listing agent, having a great reputation in the industry, and telling your story so that the seller wants to work with you - we have clients that win all of the time that weren’t the highest offer price.
We think strategically for every client on the best time to submit their offer, how to craft your story to the seller, and make sure we leave our foot in the door in multiple offer scenarios to give you the opportunity to make adjustments to your offer if needed.

Once your under contract, we want to make sure you understand exactly what your buying and investing in.
You typically have two weeks to have the home inspected and any follow-up inspections that are recommended.
We have you covered by recommending any inspections we think you should have done (both a general whole home inspection and environmental inspections) and coordinating any follow-up inspections by professionals for a better evaluation — think plumber, roofer, drainage, etc.
Once the home has been inspected top to bottom and you know what's working, what's not, and what might need to be addressed soon - it’s time to negotiate repairs or credits with the seller.

Once we understand what issues need to be addressed in the home and what they will cost, we work to strategically negotiate a fair outcome for you.
We put ourselves in your shoes to let you know how we would approach negotiations for the best likely outcome.
We’ve been in over 500 negotiations from both the sellers and buyers corner and work really hard to get the best outcome for you without souring the process and having the seller slam the door to negotiations.

We’re your project manager from here on out! We stay in touch with your lender to make sure everything is going smooth on lending and immediately jump on any items that need attention.
If there are any home repairs that need to be taken care of before close, we manage those projects to make sure they get done right and on time.

Once you’ve closed and gotten keys, we’re still here to provide concierge service for anything you need help with. Need a great painter or have a question about insurance — we’d love to dive in and help with our great contacts.
